Buying Property in Sharjah: A Calm Guide

How foreign buyers can own property in Sharjah, how off-plan purchases are protected, and what to check before you reserve a unit.

Who can buy in Sharjah

Foreigners of any nationality may own property in Sharjah, but only in the development projects and areas the Sharjah government has approved for them. So the first question for any shortlist is whether the specific project sits in an approved area. We check this before we send you anything.

Master-planned districts and islands

Many readers ask about large master-planned districts such as Aljada and Al Waha, and about Maryam Island. Each has its own mix of apartments and townhouses, its own developers and its own handover timeline, so it is worth comparing them side by side rather than choosing by name alone. Our shortlist covers both off-plan and ready homes, so you can see what is finished today next to what is still being built.

Our current selection includes 18 projects, shown as cards on this page.

Prices and currency

Prices and official fees are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. Listings currently start from AED 464,000, and the typical price per square foot is AED 550-1,400. These are live figures and they change, so treat them as a guide to the market on the day you read this rather than a forecast.

How off-plan purchases are protected

Developers must register each project with the Sharjah Real Estate Registration Department before they market or sell any of its units. Off-plan projects registered under the current rules must have a project escrow account, and developers may not collect buyers' payments outside it. Sale contracts are certified by the same department, on contract forms it approves.

In practice, ask to see the project registration and confirm that your payments go to the escrow account, not to the developer directly.

Registration and title deed

The Sharjah Real Estate Registration Department registers the sale and issues the title deed. Buyers pay registration fees to the department when the sale is recorded, so include them in your budget alongside the price of the unit.

Commute, payment plans and next steps

Many buyers weigh Sharjah against Dubai for the daily commute, so test the route at your own working hours before you decide. Payment plans differ from one developer to another, and we set out the terms for each project on your shortlist so you can compare them plainly.

Leave your name and WhatsApp number, or write to us by email, and we will send a shortlist matched to your questions.
